Low-voltage systems for residential complexes and developers

A residential complex is several systems that must work as one: entrance intercoms with calls to the phone, CCTV in the courtyard, playgrounds, parking and along the perimeter, a barrier with plate recognition at the entrance, access control on gates and service rooms. For the resident it looks simple — a card or an app opens the gate, the entrance and the barrier — while behind it stands one system with a common event log.

For a developer it is cheaper to design the low-voltage layer during construction than after handover. At the design stage the routes, risers, equipment niches and power are laid in; after finishing, any rework means chasing walls through fresh decoration and negotiating with residents. We join at the design stage, size the system from the floor plans, install as floors become ready and hand the management company complete documentation and access.

Operation is a task of its own. We configure the system so the management company can itself issue and block resident cards, change per-apartment car limits and export events, while complex maintenance — recorders, servers, equipment replacement — stays with us under a service contract. We work with new builds and with existing complexes that need outdated coordinate intercoms replaced or CCTV added.

Courtyard, entrances and parking are different tasks

The courtyard takes overview cameras, entrances need a readable face at the door, parking — plate recognition at the gate. One universal camera fully solves none of these tasks.

Intercoms with calls to the smartphone

A resident needs to open the door to a courier from anywhere. We install IP intercoms with an app and keep the ordinary handset for those who prefer it.

The management company as the operator

The system is run by the management company, not a security service. We tailor interfaces and rights to its staff and hand over short procedures.

How we run the project

    Design by construction stage

    On a new build we enter before finishing: routes go into risers and low-voltage niches. On an existing building we design routes along existing ducts.

    The entrance group

    We install the barrier, plate recognition and resident whitelists, and configure the mode for guests and delivery services.

    Entrances and parking

    We fit intercoms, locks, closers and entrance cameras, and cover the parking and technical rooms separately.

    Handover to the management company

    We train the staff and leave diagrams, passwords and the procedure for releasing footage on a resident's request.

Challenges and how we solve them

Vandalism at the entrances

Panels and ground-floor cameras get damaged regularly. We use IK10 vandal-proof housings and lift equipment out of reach.

Lightning protection and interference

Outdoor lines between buildings pick up surges. We apply surge protection at entries and fiber between buildings.

Residents' archive requests

The management company drowns in 'show me the footage' requests. We set a procedure: who receives a clip, in what form and time frame, so it does not become an engineer's manual chore.

Yes, we install IP intercoms with an app: the call reaches the phone and the door opens from anywhere. Residents without smartphones keep regular handsets.
