Why 'any handset' will not do
Intercom handsets all look alike, but inside, building systems split into two incompatible worlds: coordinate and digital. In coordinate systems every apartment hangs on its own contact pair at the floor switch; in digital ones all apartments share a two-wire bus and the handset itself 'knows' its number.
So a digital-system handset in a coordinate building simply stays silent, and vice versa. The first thing to find out before buying is your system type, not the handset brand: within each type, cross-vendor compatibility is actually decent.
How to identify your system
The most reliable way is to look at the old handset: a coordinate model's board has two screw terminals and no switches, a digital one carries a row of jumpers or DIP switches for the apartment number. Without a handset, check the intercom passport or ask the service company.
Indirect signs work too: coordinate systems are the classic mass-market building intercoms (Cyfral, Vizit, Metakom and the like), digital ones are more common in newer buildings. The panel brand is not a guarantee — many vendors make both lines, so the handset's board tells more than the logo.
Replacing a coordinate handset
In a coordinate system the handset connects with two wires, and the main trap is polarity: swap plus and minus and the handset will ring but not open the door — or go silent. Label the wires before removing the old handset and you skip the guesswork.
The procedure is simple: take the old handset off its bracket, free the two terminals, connect the new one observing polarity, hang it and test the full cycle — call, talk, door release. If after replacement it rings but the door will not open, nine times out of ten swapping the two wires fixes it.
Replacing a digital handset
In a digital system polarity matters too, but the key extra step is setting the apartment number with jumpers or DIP switches on the board. The number is set in binary: the sum of closed jumper values (1, 2, 4, 8, 16…) must equal your apartment number.
Apartment 21, for example, is jumpers 16 + 4 + 1. Get it wrong and the calls go to a neighbor — or to no one. After setting the number the test cycle is the same: call from the panel, talk, open the door.
The upgrade: from a handset to a video monitor
An audio handset can be replaced not only like-for-like but with a video monitor: for coordinate building systems there are monitors with a built-in adapter module — they ring from the building panel and show the visitor when the entrance has a video station.

When an upgrade is worth considering
Replacing a handset solves one problem but does not change what the building system can do: it will never gain video, calls to a smartphone or keys in the phone. If you want those functions, the subject is no longer a handset but an intercom of your own — in a private house, an office, a shop or a new entrance.

Will a handset of another brand fit?
Within one system type — usually yes: coordinate handsets of different makes interchange, and so do digital ones among themselves. What will not fit is a handset of the other TYPE: coordinate into a digital building or vice versa.
I replaced the handset — it rings but will not open the door. What is wrong?
The coordinate-system classic: reversed polarity. Swap the two wires on the handset terminals — in the vast majority of cases that is all it takes.
Are there handsets with volume control and a mute switch?
Yes, both systems have such models: the volume switch or a 'do not disturb' lever sits right on the body. Mention the feature when choosing — wiring-wise these handsets are no different from regular ones.
